For your comfort, we provide the following:

• The house is fully furnished & completely equipped with linens and towels.
• Welcome amenity provided: bottle of wine, 2oz hand sanitizer, shower gel, original Nespresso capsules for your first day.
• Free Wi-Fi
• Sonos System
• There are 4 Smart TVs in this home which are located in every bedroom and living room, giving access to streaming platforms such as Netflix, Hulu, Showtime and others. The living room features a 75″ TV. 
• The pool company comes once a week to clean the pool, usually on Wednesday, mid-day. Landscaping comes every 2 weeks, usually in the morning.
• Additional Housekeeping can be provided at an extra cost. Please contact the Property Manager for more information. We require an additional cleaning for stays over seven days to maintain the quality of the house.

Rental Policies:

• You must be a minimum age of 25 years old in order to book our property.
• Check-in time: 4PM, check-out time: 11AM
•  Guests are required to show a photo ID and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply.
• IMPORTANT: No parties, no drugs, no exception. Violation of these rules will result in the immediate removal of the Guest and the Guests party, pursuant to § 82.045 Fla. Stat. (2018). Please refer to the house rules on the rental agreement. Owner reserves the right to charge an additional $2000 for any group over 12 people even if no damage is found and all guests will be asked to vacate the property.
• Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 10:00p.m – 8:00a.m. No DJs and/or bands are allowed on property. No other device than Sonos should be used to play music. The house is equipped with a noise awareness and the property manager will be alerted if the volume is excessive.
• No RVs and no commercial vehicles allowed to park on the property.
• We do not work with agents and the house should not be advertised without the express written permission of management/owners. No sub-renting allowed.
• Our properties are non-smoking. Smoking is allowed outside only. $500 will be charged if the house has a smell of smoke

We are thankful to be allowed to do short term in this neighborhood but ask that you respect our neighbors but follow our house rules.
